As with all legislation the Government have bought in there is always a certain amount of controversy as many people will not agree with it especially opposition politicians always looking to undermine the Government and Home Information Packs is no exception. Many people have criticised Sellers Packs and many have welcomed them. Here is what people have to say about Sellers pack.

An executive of the Construction Products Association supports the Home Information Pack saying it’s common for the buyer to enter an agreement with the buyer not knowing enough about the property. The Home Information Pack should help the buyer find out as much about the property before they enter an agreement.

The Consumer Home Information Pack Supporters (CHIPS) believe that Sellers packs will make it clearer about what the house is about and will prevent the seller selling the property at the last minute to a higher bidder.

Which magazine and website advises and campaigns for consumer rights and they welcome Home Information Packs for similar reasons that CHIPS do. Which believe for too long home buyers have had to rely on inadequate information on the basis on making a decision on whether to buy or not to buy a property? Which believe that Sellers Packs will help buyers get the information they need to make an informed decision on whether to buy the property or not.

A representative from the Traditional Housing Bureau said that the Sellers Pack will give basic vital information on the property before the buyer invests a lot of money and time to agreeing a price before engaging in the long process of surveying the property before contracts are exchanged.

The National Association for Estate Agents are against the Home Information Packs arguing that the Seller Pack will prevent a quick as it will take weeks before the pack is assembled and the end of 1 day marketing. It also adds more red tape to the market and extra costs.

The Law Society criticises Seller Packs as they believe it adds extra cost to buying and selling a house. Also it has stated that it could also encourage crime as potential burglars could pretend to be a serious buyer, request to see the pack and find out if it has any security devices, if so where they are located. This argument is echoed by the opposition Conservative party stating that Home Information Packs can be a property security risk and they will cost around £1000.

The Law Society has also stated that Home Information Packs must be made voluntary as people may not trust the information contained in these Seller Packs as they are provided by the Buyer that could include certain biased elements.
